Eric Wolff and T.J. Simon, working together as the Eric Wolff Team, have now formed a partnership, Wolff & Simon Real Estate recently opening on Highway 34 East.

The agent owners bring a combined 20 years' experience to their roles, Wolff entering the world of real estate in 1996, Simon in 2004.

And they see the present as a prime time for buyers.

"The amount of inventory on lakes under $200,000 is the most we've seen in years," Simon said of cabins and planned unit developments.

The real estate market is similar to last year, Wolff said. "Prices are great and there is a lot of inventory - in all sectors." That includes commercial, residential, lake homes, cabins, lake lots and land parcels.

"It's a great time to buy," the pair agrees.

Wolff & Simon, whose team includes agents (dad) Gary Wolff and Fred Kyllonen, assist a market area encompassing a 50-mile radius of Park Rapids. Since opening two months ago, they've added 80 listings, "mostly repeat and referral."

They work with a range of homebuyers, from first-time buyers to seasoned baby boomers who have done some homework via the Internet, technology sending potential home-buyers on virtual tours.

"Being geographically removed, the recreational or second-home buyer finds the most value in our services because they are not familiar with the Park Rapids area," Wolff explained.

And due to an upswing in foreclosed properties, the investment buyer is becoming a bigger player in the market share.

Every buyer has a different goal, Wolff explained, from strictly investment to personal use.

The sellers are as diversified as the buyers, ranging from property that's been in the family for a century to the seller who's never seen the property and is trying to settle a probate.

Wolff and Simon see their roles as educators, "to empower and educate the seller so they can make the best decisions possible."

"We love what we do," Wolff said. "Every day is filled with new challenges. We're excited about what the future holds."

The Wolff and Simon office, which includes staff members Donna Kletschka and Shelly Ulvin, is open from 8 a.m. to 5 p.m. Monday through Friday, 8 a.m. to 4 p.m. Saturday and Sunday by appointment.
